renting Kapalua Bay Villas through Sullivan Realty

Has anyone dealt with Sullivan Realty Company when renting a Kapalua Bay Resort Villa? I%26#39;m not getting good vibes when I talk with this place.

I know what you mean - we rented a Golf Villa through them back in 2000 and it was pretty crusty. Have also seen and heard less than glowing things about them. On the other hand, they have been in business for many years... so they must be doing something right.





We came close to renting through them for our visit this past September, but decided not to out of uncertainty. Specifically, the units we were interested in were either just sold were currently on the market, and upon inquiring were told that while they would reserve the unit requested, they could not guarantee it because the owner could pull it from Sullivan%26#39;s rental program at any time.





We really did not like the look / location of other Bay units they offered, and didn%26#39;t want to get moved, so we went another route - VRBO - specifically http://www.vrbo.com/43670.





It was very nice, with great views, a well equipped kitchen and a comfortable bed, but I would not call it ';pristine.'; If you want pristine, go to Kapalua Realty and get one that%26#39;s been renovated recently as part of their ';Gold Program'; (see http://www.kapaluavillas.com/kapaluagold/vision.html). There was one next door to us and we got to tour it- awesome, however much more expensive.





We love Kapalua and did a fair amount of research before deciding, so if you have any other questions just reply here I%26#39;ll answer what I can.

Book direct from owner at the Kapalua villas. Go to www.vrbo.com and press Hawaii then choose Maui and the choose Kapalua. There are quite a few inexpensive rentals. My experiences with the property management have always been on the negative side.

Renting through VRBO is for people who want to save money, period. You have no recourse if your condo is bad and some of the owners more than exagerate on that site.





If you want to stay in Kapalua go for quality.





There are 3 choices.





Sullivan Properties - They display their condos on their website www.kapalua.com. You can see what you are getting. They have a large number of Bay Villas at good prices.





Ridge Realty Rentals - They also display their condos on their website www.kapaluavacations.com plus they have good virtual tours. They have a large number of Ridge villas. Some very nice.





Kapalua Villa Program - They have one exaple of each complex on their website www.kapaluavillas.com which look very nice, but you have to take their word for it because they are just examples.





The latter two companies have reviews on this website.

Yes it is true it generally cheaper to rent direct from owner. Really not because of less quality - I don%26#39;t believe that at all because





1. you do not get daily maid service or concierge services - you are on your own



no one to call if a pillow needs to be replaced





2. The management companies like Sullivan properties rent out the owners unit for them and usually take 25% and up from the owners. It is better for both renter and owner to eliminate the middle man - as the internet now allows that to happen through sites like www.vrbo.com, www.vacationrentals,www.greatrentals.com

I too would have to disagree with you Max1234.





I go thru vrbo.com for the sole purpose of knowing what I%26#39;m getting into. Going thru a middle man turns the entire process into a craps shoot. If you find a place you especially like via vrbo.com, you can go back again and again as long as that family still owns the unit.





One other comment, many vrbo.com owners accept credit cards. This allows for arbitration if you believe their product has been misrepresented.




I agree with the last post. We have rented from VRBO owners in several states (including the Bay Villa%26#39;s) and have been pleased each time. We had one marginal experience and the owner refunded a good portion of the rent. The situation was totaly out of his control. I have rented from Sullivan in the past and felt the property was misrepresented somewhat. They are usually in need of an upgrade and are usually for sale it seems to me. I would recommend VRBO or Maui Prudential Realtors. Spend the extra dollars and you will be much happier.




Sorry to hear you had a ';bad vibe';. As I mentioned in a previous post, we%26#39;ve had nothing but wonderful service with them. I noticed they have a new website: www.mauiresorts.com



You should be able to see exactly what you%26#39;re getting by checking online. Give them a try, they%26#39;re the nicest people to deal with.




We rented from them twice and had a good experience both times. We got a fair price and our units were nice. We also rented from vrbo in Kapalua and had a great experience with the lady we rented that condo from. If you need any more info or the units we got let me know. Jade.
